Vermilion breaks ground on 55-unit Alcove Wicker Park

Chicago-based Vermilion Development has started construction on Alcove Wicker Park, a new development of 43 condominiums and 12 townhomes located between Division Street and Milwaukee Avenue and scheduled for delivery in summer/fall 2020. Set back from the street in a protected courtyard, the property offers a quiet residential feel in the city’s Wicker Park neighborhood.

“Buyers who want new construction in Wicker Park or Bucktown have very few options beyond three-flat walk-ups. Alcove is that rare opportunity to own new construction in an elevator building in this neighborhood, and is one of the best new-home values on the North Side,” said Carrie McCormick, a broker with @properties, the exclusive sales and marketing firm for Alcove.

The condominiums are housed in a seven-story, elevator building designed by Hirsch MPG Architecture and featuring a masonry exterior with metal accent panels. Floor plans include two to four bedrooms, two to 3.5 baths and single-level or duplex layouts ranging from 1,365 to 2,430 square feet. Base prices for available condominiums start at $600,000 and go to $1,150,000 with deeded garage parking also available.

Every condo has private outdoor space in the form of a balcony, terrace or rooftop deck, and some outdoor areas measure over 200 square feet. Additionally, some upper-floor units offer views of downtown. The building also has a common rooftop sun deck. The four-story townhomes include three bedrooms, 3.5 baths, attached two-car garages and go from 2,895 to 3,475 square feet. Base prices range from $1,130,000 to $1,310,000.

Each townhome has a first floor den that can also be finished as a fourth bedroom. The main level features the kitchen, powder room, living and dining areas and an open den/family room space off the kitchen. Some plans also include an office on the main level. All townhome plans have three bedrooms upstairs, including a master suite with walk-in closet and ensuite bath. Finally, on the top floor, a large penthouse bonus room provides additional living space and access to a private roof deck.
