Tishman Speyer and co-developer Mark Goodman & Associates, Inc. will break ground next week on 320 N. Sangamon, a 13-story, 270,000-square-foot office tower in Chicago’s Fulton Market District. First move-ins are slated for the first quarter of 2021.

The project is projected to be LEED and WiredScore certified and will offer floor plates measure approximately 25,000 to 28,000 rentable square feet. Building amenities include an open-air penthouse with a communal terrace and fire pit, a lounge with curated services, fitness center with indoor/outdoor classes, a 100-person conference center and secure indoor car and bike parking.

320 N. Sangamon will offer Tishman Speyer’s curated amenity concept, “ZO,” which enhances the employee experience to tenants of all sizes. This program provides a daily suite of services, tailored to meet the unique needs of employees by focusing on the growing importance of work-life balance. Services may include, but are not limited to, wellness services (including meditation and yoga), beauty services (such as manicures, pedicures, blow-drying, massages, etc.) cell phone repair, concierge and travel services, community volunteer engagement, corporate training, food delivery, rideshare and tenant discounts.

Solomon Cordwell Buenz (SCB) is the project architect; Ellen May and Joe Gordon of Tishman Speyer will market the property for lease. The property is adjacent to another project between SCB and Mark Goodman & Associates: 310 N. Sangamon, which will be the largest office building in the U.S. to achieve Passive House certification when completed.
