Third + Dayton mixed-use project moving ahead in Ohio,ph01

This summer, about 100 Miami University Hamilton students will move to the Third + Dayton project, a mixed-use redevelopment in downtown Hamilton, Ohio. The property owner, Industrial Realty Group, LLC (IRG), will renovate three floors of one of the former Ohio Casualty buildings into apartments. A portion will be used for international student housing.

IRG will transform the sixth floor into 26 one-bedroom apartments; the seventh floor into 16 two-bedroom apartments; and the eighth floor into four two-bedroom units and 22 one-bedroom units. Pre-leasing will begin for market-rate apartments this fall.

These efforts are in line with last week’s announcement from Sen. Bill Coley (R – Liberty Township). Coley announced a new workforce-education partnership for the university. Students who participate in the collaborative program will work part-time for participating companies. In return, students will receive a wage, tuition and supportive housing.

“We are incredibly excited about the activity on site,” said Justin Lichter, vice President of IRG, in a statement. “The support we have received from the City of Hamilton and Miami University Hamilton has been tremendous, and, even though redevelopment can take time, we are well on our way to reviving this property.”

Other aspects of Third + Dayton continue to move forward. IRG and the site’s CBRE leasing team have toured local, regional and national companies through the site, companies that are considering space for corporate offices, retail stores and restaurants. The live, work, play concept continues to materialize as design plans create defined space for different uses and the new tenant mix is developed.
