RMK Management announced that The Residences at Addison & Clark, a 148-unit luxury apartment complex located across the street from historic Wrigley Field, has earned LEED Silver certification from the U.S. Green Building Council (USGBC), contributing to Chicago’s No. 1 ranking in the nation for the most green-certified apartments. The apartment building, located at 1025 W. Addison St. in Chicago’s Lakeview neighborhood, welcomed its first residents last fall.
“Earning LEED Silver for this development is about more than construction methods, eco-friendly materials and energy-efficient systems,” said Anthony Rossi Sr., president of M&R Development and chairman of RMK Management. “This was a complicated brownfield site with dilapidated structures from the 1880s, contaminated soil, underground tanks and a tangled web of utility lines that pre-dated World War II. We are proud to deliver a best-in-class building with experiential retail and luxury apartment homes, along with improved streetscapes, modernized utility infrastructure and ample parking to benefit the whole neighborhood.”
The Residences at Addison & Clark scored points in several categories to earn the coveted LEED Silver certification. The building’s green roof with drought-resistant vegetation helps manage storm water runoff and eliminates the need for proactive irrigation; energy-efficient heating/cooling systems maximize indoor air quality; increased levels of insulation and Energy Star appliances improve energy efficiency; low-flow commodes conserve water; high-performance windows insulate against temperature and noise and environmentally kind flooring, paints and sealants minimize VOC emissions. A temperature-controlled garage also includes electric vehicle charging stations, meeting a USBGC requirement to provide alternative-fuel stations.
The transit-oriented development (TOD) earned important LEED credits with its walkable location and access to public transit. Additionally, the property provides a complimentary bike sharing system with personal bike storage, and TransitScreen technology to provide real-time mobility information, along with private and public parking options.
“Chicago winters are well known for their brutal weather, which often translates into slow leasing traffic during the fourth quarter. However, the leasing activity at The Residences at Addison & Clark actually heated up during this time,” said Rossi. “The building’s strong performance during the leasing off-season is a testament to its appeal on many fronts—from its location across from beloved Wrigley Field to the impressive amenity offerings to the white glove service from the management team.”
The upscale rental community comprises the upper floors of Addison & Clark, a mixed-use TOD developed in a joint venture between M&R Development and Bucksbaum Retail Properties, offering diverse shopping and entertainment options to complement the area’s sports-centric background. Recent retail tenant openings include a Harley-Davidson showroom, a Lucky Strike Social bowling and live performance venue, Beerhead Bar and Eatery, Shake Shack and Do-Rite Donuts and Chicken. An 8,250-square-foot Cargo Food Authority, a 10-screen Cinemex CMX Cinemas, a 32,000-square-foot full-service health club and a Kilwins store are slated to join the development’s list of retailers.
