Austin-based shared office provider, FIRMSPACE, signed a 15-year lease for the top three floors of 145 S. Wells Street in Chicago’s Loop. The lease—secured by JLL on behalf of the developer, Moceri + Roszak—kicks off the 20-story, new construction building’s entrance into the Chicago market.

JLL senior vice president Mason Taylor and executive vice president Chris Cassata are handling leasing of the property. JLL managing director Corey Siegrist represented FIRMSPACE in negotiating its lease within the building. FIRMSPACE will take occupancy in mid-October and plans to take advantage of exterior signage.

The recently completed boutique development features 210,000 rentable square and has floor plate options of 11,500 and 12,500 square feet with a variety of unique private outdoor opportunities available to tenants. The concrete loft-style building also includes a 12,000-square foot top-floor amenity center that has conference rooms, a fitness center, golf simulator, martini and espresso bar, as well as an outdoor space. With multiple parking facilities surrounding the property and a 24-stall executive parking garage on the second floor of the building, the property can accommodate tenants’ parking needs. There is also 3,840 square feet of prime retail space at the base of the building.
