Pre-leasing begins at South Loop mixed-use apartment project, Coeval

Pre-leasing is underway at Coeval, a new mixed-use apartment development from CMK Companies. The project, located in Chicago’s South Loop neighborhood, includes two residential towers with a total of 261 apartment homes and 10,000 square feet of retail space. First move-ins are scheduled for May 1, 2019, with an anticipated close to construction of summer 2019.

One half of the development is a 16-story, 199-unit tower situated at 51 E. 14th Street; a 10-story building next door at 1419 S. Wabash Avenue will include 62 residential units. The community will be professionally managed by Greystar. The project architect is Pappageorge Haymes Partners and Brianne Bishop Design is the interior design team.

“The South Loop has always offered exceptional proximity to the lakefront, parks and downtown business and shopping,” said Colin Kihnke, owner of CMK Companies. “But more recently, the South Loop has truly emerged as a bustling residential neighborhood with a multitude of dining and shopping attributes that make it an incredibly desirable place to live.”

The two towers will offer studios, convertibles, one-bedrooms, one-bedrooms with a den, two-bedrooms and two-bedrooms with a den ranging in size from 323 to 1,333 square feet. Interiors will include high ceilings, upgraded finishes, plank wood-style flooring, quartz countertops, stainless steel appliances, smart thermostats, oversized windows with solar shades and in-unit washers and dryers.

“The buildings are satisfying balance of quality, simplicity and restraint,” said Brian Kidd, partner at Pappageorge Haymes Partners. “The buildings are ‘siblings’ with very different interiors but outwardly reveal a vocabulary of similar elements.”

Residents at Coeval will have access to approximately 15,000-square feet of indoor and outdoor amenities located at 51 E 14th Street. The community will feature multiple spaces for socializing, a resident lounge, a state-of-the-art fitness center, demonstration kitchen, indoor pet spa, outdoor dog run, bicycle storage, third floor terrace with park-like space, grilling stations, fire pits, water features and a rooftop entertainment space.

“The South Loop has always had a different energy to me; it’s airy, open and peaceful yet the energy from the city eases in,” said Brianne Bishop, owner of Brianne Bishop Design. “Coeval exudes modern architecture and clean interiors. The way the building interacts with the outside environment is as unique as the neighborhood it resides in.”

The development is being designed to achieve a Two Green Globe Sustainability Rating by incorporating eco-friendly features and a “Blue Roof” water retention system eliminating the need for below-ground stormwater storage.
