First look at The Field's Lofts warehouse to luxury apartment transformation

Construction is underway on The Field’s Lofts, a luxury apartment adaptation of a former warehouse on the edge of Chicago’s Logan Square neighborhood. Pre-leasing on the project, a development by Hubbard Street Group, is scheduled to begin in November.

The $25 million renovation will convert part of the 6-building property at 4000 W. Diversey Avenue into 123 apartments, including studio, one- and two-bedroom plans, all within an approximate 144,000-square-foot portion of the property. Many historic features will be preserved, including 24-inch-round columns, oversized windows and 14- to 17-foot ceilings. The aesthetics in the common spaces pay homage to Marshall Field’s, utilizing the bygone retailer’s signature green and a sign uncovered during the renovation will make its way into the design.

“As a company, and in my career, we’ve always taken great pride in working on adaptive reuse projects,” said John McLinden, managing partner of Hubbard Street Group. “When we saw this opportunity, we really were very excited about it from the moment we saw it.”

Amenities at The Field’s Lofts will rival offerings downtown. Located on the sixth floor, common areas will include a private yoga and meditation lounge, party room, co-working and study area with printing station, chef-grade kitchen, Pressbox dry cleaning lockers, secure package system, free Wi-Fi in amenity areas and complimentary bike parking. A sprawling outdoor sundeck with grilling area, lounge chairs, firepit and dining tables overlook the Chicago skyline.

Chicago-based Harken Interiors are designing the residential lofts. The 1.5-million-square-foot site was acquired from Macy's when the retailer moved out of the building in 2008. The six buildings were originally built for Olson Rug & Carpet in 1928, and then served as a Marshall Field's warehouse until 2004. In January, Cushman & Wakefield negotiated a 117,000-square-foot lease for Crate and Barrel for use as an office and photo/video production space on the property.
