Clear Height Properties launches repositioning plans for 26TWENTYFIVE in Oak Brook

Clear Height Properties has outlined the key areas of emphasis of a comprehensive modernization and repositioning program as construction is about to begin at the 26TWENTYFIVE office building in in Oak Brook, Illinois. Jason Pammler, managing director, project and development services at Clear Height Properties, announced those plans and a timeline for completion.

Last summer, Clear Height Properties and its JV partner, Corcoran Commercial Real Estate, acquired the 200,774-square-foot, multi-story office building that sits on 10 acres at 2625 Butterfield Road. According to Pammler, the modernization will include enhancements to the façade, upgrades to the base building electrical system, clarified wayfinding signage, a complete overhaul of the common area elements and the addition of a tenant conference center and state-of-the-art fitness center.

Once tuckpointing and other maintenance elements have been completed on the facade, the red brick on the exterior of the building will be painted and architectural features enhanced to establish a more contemporary, inviting look. Additionally, a significant wayfinding effort will be undertaken to more clearly identify the entry to the building and to help tenants and visitors navigate the premises.

The building is also getting a new conference center equipped with two different options. The first option will offer a traditional boardroom setting while the second will offer more flexible uses, from meetings to presentations to informal gatherings. Both areas will be equipped with state-of-the-art connectivity and equipment necessary for company and client meetings. Clear Height also will undertake a significant upgrade to the lobby and common areas of the building, including the re-invention of spaces for co-working, dining and relaxation.

As part of a broader amenity package at 26TWENTYFIVE, building ownership is expanding the property’s fitness center by converting a portion of office space into a state-of-the-art, hospitality-caliber fitness center that will be equipped with new exercise equipment—from cardio machines to free weights to Peloton bikes—and also include a group exercise space as well as locker rooms and showers.

Pammler added that a common thread in virtually all elements of the renovation and repositioning is to enhance connectivity and ease of use throughout the building, in the common areas, the conference center as well as the fitness center.

“The program we’re launching at 26TWENTYFIVE will improve the marketing appeal, tenant experience and the overall value of this building,” said Pammler. “These improvements will create a modern building, infusing it with popular urban amenities that are helping to attract tenants to the West Loop and central business district downtown.”

Adam Johnson, senior vice president, and Ryan Maher, associate, both with the office services division of NAI Hiffman, are the exclusive leasing representatives for 26TWENTYFIVE. The property, with premier visibility from the I-88 Tollway, has office spaces available for lease ranging in sizes from 700 to 9,000 square feet.
