Located at 9555 & 9655 West Soreng Avenue, the property was formally the home to a Hostess and Twinkie plant where it produced sweets for 84 years.

A 10-acre parcel at the intersection of Rose Street and Soreng Avenue in Schiller Park, Ill., has been acquired by a joint venture with plans for redevelopment as a state-of-the–art space distribution designed for smaller users.

Bridge Development Partners, LLC is conducting the acquisition and redevelopment process in a joint venture partnership with Akard Street Partners, an investment partnership managed by Hunt Realty Investments.

Located at 9555 & 9655 West Soreng Avenue, the property was formally the home to a Hostess and Twinkie plant where it produced sweets for 84 years.

It contains approximately 200,000 square feet of functionally obsolete manufacturing space. Bridge will demolish those facilities and will develop Bridge Point Schiller Park, consisting of an 84,700-square-foot building on 4.20 acres and a 72,825-square-foot building on 5.71 acres. Core and shell completion is slated for the early third quarter of 2017.

The buildings will feature 32’ clear ceiling heights, ESFR sprinklers, 125’ truck courts, one loading dock per 3,000 square feet, above-standard car parking ratios, and office-to-suit build-out options.

Bridge Point Schiller Park’s location has access to Interstate 294 via the interchanges at Irving Park Road and Balmoral Avenue, as well as close proximity to O’Hare Airport’s south cargo entrance.

The property’s seller, Hostess Brands, was represented by Geoff Dowling and Daniel Tobin of CTK Chicago Partners. Bridge was represented by Tom Rodeno and Patrick Turner of Colliers International. Rodeno and Turner will be the listing agents of the two facilities to be constructed on site.
