Bridge Development Partners, LLC has awarded Bridge Point Northlake, a large-scale business park redevelopment contract to PREMIER Design + Build Group, LLC. PREMIER will demolish and clear several obsolete structures onsite, expand a freezer facility and construct a new speculative industrial warehouse. Plans are focused on replacing the existing arrangement of obsolete structures with a highly marketable and modern business park.

Located in the O’Hare market on a 55-acre parcel, the former home of Dominick’s Chicagoland distribution center is comprised of over 1,000,000 square feet of total warehouse space including cooler and freezer facilities. The site has direct access to I-290 and I-294, close proximity to I-90, I-355 and I-88, and shares a border with the Union Pacific railway. While the location itself makes the business park a prime real estate candidate, outdated building materials and ad hoc additions to the original 1960’s construction have rendered the property impractical for today’s tenants.

PREMIER will expand one of two existing temperature-controlled buildings by 104,120 square feet, and adapt both with modifications beneficial for current and future users. A new large-scale warehouse will be constructed with a 36’ clear height, span 588,284 square feet and feature 86 dock positions capable of expanding to 170. Upon completion, the park will have the capacity to accommodate a number of users including distributors, manufactures and freight forwarders.

Anticipated completion of the entire project is 4th quarter 2015.

Mark Melone is PREMIER project manager and Rip Pogue is field superintendent. Cornerstone Architects are delivering architectural services and Spaceco is the Civil Engineer. John Suerth and Jason Lev are brokering the facility.
