Entre’s Mark Deady and Tom Boucher represented the seller, a private investor, 9201 King, LLC, while the buyer was represented by Veronica Tapia of Chicago-based Tapia Real Estate. Anilroshi, LLC, is a manufacturing and distribution company with a location in Maywood, IL. The firm will expand to the Franklin Park facility.

“This area of west Cook County has a low vacancy rate and can be difficult to find space for a small Owner/User seeking a standalone building with 18’ clear or higher," said Deady. He points out that current industrial vacancy rate in west Cook is at 7.82 percent. The submarket totals nearly 60 million square feet of industrial space and currently features no new construction of standalone buildings in similar size to 9201 King Street.

The property features heavy, well-distributed power with 1,200 amps, 21-foot clear ceiling height with exiting racking in the warehouse space, five loading docks & covered garage parking.
