			<content:encoded><![CDATA[<p><a href="http://www.naiisaac.com" target="_blank">NAI Isaac</a>&#8216;s year-end market report brought plenty of good news for commercial real estate professionals in Lexington, Ken. To sum it up: Every commercial market segment in Lexington improved in 2011.</p>
<p>The numbers bear this out: According to the report, the suburban office vacancy in Lexington fell 1 percent in 2011, while office vacancies in the Central Business District dropped 1.16 percent.</p>
<p>The news was good on the retail side, too: According to the NAI Isaac report, retail vacancies fell 6.65 percent during 2011. And industrial saw the biggest decline in vacancies in the past year, a solid drop of 15.06 percent.</p>
<p>Lexington has been a fortunate market, though. It certainly suffered during the worst days of the Great Recession; I don&#8217;t know of any city that didn&#8217;t. But Lexington didn&#8217;t seem to suffer quite as much as many other Midwest markets. The Lexington commercial real estate professionals to whom I&#8217;ve spoken always point to the same factors: Lexington features a diverse employment base. It&#8217;s a fairly conservative market, meaning that it doesn&#8217;t suffer the high highs or the low lows that more volatile markets do. And Lexington boasts a solid, centralized location.</p>
<p>Add to this the fact that the city has managed to carve out a presence in the still-thriving healthcare market, and you understand why vacancies dropped last year in this city, even in the struggling office segment.</p>

<p>The asset is being offered for a sales price of $5.25 million. There are 60 years remaining on Walgreens&#8217; corporately guaranteed double-net lease.</p>
<p>Tina Taylor, an investment specialist in Marcus &amp; Millichap&#8217;s Las Vegas office, has the exclusive right to negotiate any sale on behalf of the owner. Matthew Fitzgerald, a broker with Marcus, is assisting with the listing.</p>
<p>The property is located in a densely populated area with above-average income levels. It also sits directly across from the Waukesha Metro Transit Bus Center.</p>

The asset commanded a sales price of $1.95 million.</p>
<p>The buyer, a private investor based out of New York City, was secured and represented by Ray Germain, an investment specialist in Marcus &amp; Millichap’s Las Vegas office. Michael Glass, broker, assisted in closing this transaction.</p>
<p>This property has more than 25 years remaining on its primary lease term. CVS recently renewed its lease and extended the term from four years to 25 years with five, five-year renewal options.</p>
<p>This is a proven location for CVS as evidenced by its recent extension and a superior rent-to-sales ratio. CVS has been at this location since 1996, and the recent extension solidifies CVS’ presence through 2037. Nearby retailers include Target, Home Depot, Lowe’s, Kmart and Burlington Coat Factory.</p>

<p>Golfsmith plans to open a 19,900-square-foot store in the spring of 2012 adjacent to OfficeMax at the Harvard Park shopping center in Warrensville Heights, Ohio. Sogoloff and Solomon are currently reviewing additional Northeastern Ohio locations with Golfsmith.</p>
<p>Golfsmith International Holdings, Inc. is a 44-year-old specialty retailer of golf and tennis equipment, apparel and accessories.</p>

Kingsbury St. on Chicago’s north side. The 2.3-acre retail center just south of North Avenue and one block west of Halsted Street will also offer an 8,500-square-foot retail space for lease. The development will break ground in early 2012.</p>
<p>The remaining end cap is ideal for complementary uses that would benefit from the demographics of the Buy Buy and Petsmart shopper as well as the 700 parents of the British School students located directly across the street. Those tenants include fashion, sporting attire and fast casual dining.</p>
<p>Structured remains active in the Halsted Triangle neighborhood and is a leader in the Halsted Triangle Owners Association, which is committed to advancing the development and interests of the entire area.</p>
<p>Structured advanced the development of the site after its partner, Commonfund of Wilton, Conn., withdrew from the LLC. Structured paid off the existing PNC loan through a refinancing provided by The Private Bank in the amount of $14 million.</p>
<p>Structured Development was formed in January 2002 to pursue real estate development opportunities. Leveraging its vast experience in the real estate market, Structured Development engages in complex real estate transactions, which include large mixed-use centers, urban infill, and historic renovation projects.</p>

These openings include locations in Wisconsin and Illinois.</p>
<p>A 1,700-square-foot Weight Watchers opened at Annex of Arlington, a retail center in Arlington Heights, Ill.</p>
<p>Anthony Gamez of David King &amp; Associates in Oak Park, Ill., represented Weight Watchers. Brad Ratajczak represented Brixmor.</p>
<p>Also in Illinois, a 1,680-square-foot Weight Watchers location opened at the High Point Centre retail center in the Chicago suburb of Lombard. Gamez again represented Weight Watchers, while Ratajczak again represented Brixmor.</p>
<p>A 1,280-square-foot lease was executed for a Weight Watchers at Moorland Square, a retail center located just 10 miles southwest of Milwaukee in New Berlin, Wis. Tom Kohl of The Boerke Company, Inc., represented Weight Watchers. Dana Meadowcroft represented Brixmor.</p>

North Avenue, an 8,448-square-foot retail property located in Chicago, according to Steven Weinstock, regional manager of the firm’s Oak Brook office. The asset commanded a sales price of more than $4.2 million, equating to more than $507 per square foot.</p>
<p>Sean Sharko and Austin Weisenbeck, investment specialists in Marcus &amp; Millichap’s Oak Brook office, had the exclusive listing to market the asset on behalf of the seller, a limited liability company. After an extensive marketing effort and interest by various parties, one of the tenants, Piece Brewery &amp; Pizzeria, elected to purchase the property.</p>
<p>The retail property is located in the Wicker Park/Bucktown neighborhood, one of the fastest growing and vibrant neighborhoods of the Chicago area.</p>

<p>The property sold for more than $2.9 million, representing an 8.24 percent CAP Rate. Dan Cooper from Cooper Commercial represented the owners, a private New York-based company. Cooper also found the buyers, a private group from Texas. The property sale closed in less than 60 days of contract execution.</p>
<p>The 10,125-square-foot property was built in 1999.</p>

			<content:encoded><![CDATA[<p>Milwaukee&#8217;s <a href="http://www.inlandcompanies.com" target="_blank">Inland Construction</a> has recently been awarded the tenant improvement project for Lady Jane’s Hair Cuts for Men in West Milwaukee. The 1,200-square-foot project is scheduled for completion early this year.</p>
<p>Inland Construction also recently completed the tenant improvement project for Perfect Mattress, LLC in Madison, Wis. The 4,300-square-foot project was completed in November of 2011.</p>
<p>Inland Construction completed, too, the tenant improvement project for the Perfect Mattress location in Mount Pleasant, Wis.  The 4,500-square-foot project was completed in December of 2011.</p>
