<p>The transaction took less than 120 days from listing to closing.</p>
<p>Evant Inc., a residential provider for residents with developmental disabilities, purchased the 21,400-square-foot industrial facility for its own use. Jim Pickard of Pickard Commercial Group represented Evant Inc.</p>

			<content:encoded><![CDATA[<p>David Hexter, principal, and Jeffrey Calig, vice president, both members of Cleveland-based <a href="http://www.naidaus.com" target="_blank">NAI Daus</a>’ industrial team, recently brokered several transactions in the Southeast submarket of Cleveland.</p>
<p>They first brokered the sale of a 70,000-square-foot high-end industrial facility located in Solon, Ohio. Barudan America sold the facility to a local buyer.</p>
<p>Next, Hexter and Calig represented the seller of 8272 Bavaria Road in Macedonia, Ohio.  The 47,867-square-foot industrial facility, which sits on 5.11 acres, was purchased by Design Molded Plastics, an injection molding company that was founded in 1985.  The company is staffed with more than 120 associates who manufacture, design and deliver polymer products.</p>
<p>Lastly, the team represented the landlord of 1263 South Chillicothe Road in Aurora, Ohio, in a 38,000-square-foot lease to a Fortune 500 company, and the seller of a 12,069-square-foot industrial building located in Bainbridge, Ohio.</p>

			<content:encoded><![CDATA[<p>Cleveland&#8217;s <a href="http://www.naidaus.com">NAI Daus</a> recently completed a sale of Snap-On’ s Wooster facility to Wooster Growth Corporation.</p>
<p>Commonly known as the Bell and Howell plant, the 95,000-square-foot industrial facility is located in Wooster, Ohio. It will in turn be leased to ABS Materials. ABS Materials was approved for a redevelopment loan and a job-creation tax credit by the state of Ohio in September, which helped in securing the Wooster location. ABS is an innovator in the field of advanced filtration and separation.</p>
<p>This will allow ABS Materials to have its company headquarters in one space, and provide the opportunity to grow to 80 to 90 Wooster-based employees and 150 worldwide.</p>
<p>Justin Starlin, Wooster’s economic development administrator said, “When we talk about community development, an important part is establishing a good relationship with businesses already in the community, and ABS has been established as a rising star in the business world. Now we can secure them in Wooster for many years to come.”</p>
<p>Alec Pacella and Bill Sadataki, senior vice presidents at NAI Daus, represented Snap-On Business Solutions, while Wooster Growth Corporation was self-represented.</p>

<p>Residents of University Heights, Ohio, who crave Big Macs and Quarter Pounders will soon have a shorter drive, thanks to Cleveland-based <a href="http://www.naidaus.com" target="_blank">NAI Daus</a>.</p>
<p>The brokerage recently completed a deal to bring McDonald&#8217;s to University Heights. To make this happen, workers will demolish a 24,000-square-foot shopping center in the city of University Heights. McDonald&#8217;s will then build a new location on the 1.18-acre parcel.</p>
<p>McDonald&#8217;s signed a 20-year ground lease, and plans to open for business in December.</p>
<p>Chris Seelig, director of retail services at NAI Daus, represented McDonald&#8217;s in the deal. NAI Daus also represented the property owner in this transaction.</p>

			<content:encoded><![CDATA[<p>The Midwest is seeing more signs that the commercial real estate market is beginning a slow, but hopefully steady, recovery. The latest came from the Cleveland office of NAI Daus.</p>
<p>Robert Wetzel, a broker associate at Cleveland-based <a href="http://www.naidaus.com">NAI Daus</a>, recently completed a $595,000 investment Sale to 4963 Properties LLC.</p>
<p>The 5,200-square-foot retail strip located in Stow, Ohio, was on the market for only 30 days until 4963 Properties LLC placed the property under contact.</p>
<p>Great Clips and Bruegger’s Bagels occupy the retail center. There is 1,400 square feet of unoccupied space available, which Chris Seelig of NAI Daus is exclusively marketing for lease.</p>
<p>Wetzel represented the Seller, Omni Fishcreek 91 LLC, and was the lead in this transaction.</p>

<p>Earnest Machine Products recently signed a lease to occupy 19871 Ingersoll Road in Rocky River, Ohio. The company is expanding, and will use the 10,000 square feet for product testing. Wetzel served as lead in this transaction, representing the landlord.</p>
<p>In another deal, Wetzel represented the seller in a 7,500-square-foot office/warehouse facility on 4.19 acres in Newbury Township, Ohio. The buyer, Lennon Equipment Company, will use the facility for the business of buying and selling heavy equipment. The company will take occupancy in May of 2011.</p>

<p>Cleveland-based <a href="http://www.naidaus.com" target="_blank">NAI Daus</a> recently negotiated two lease transactions for a total of 137,400 square feet of office and warehouse space in Bedford Heights, Ohio, proving that there is commercial business to be done in the Midwest.</p>
<p>Decker Equipment Company, a supplier of used forklifts and lift trucks, will occupy 61,500 square feet of the building. Brand Castle, a producer of cooking and baking kits, will fill the building&#8217;s remaining 75,900 square feet.</p>
<p>Robert Wetzel, broker associate, and Scott Garson, senior vice president of NAI Daus, represented the landlord, Samson Realty Company, in the transaction.</p>

<p>The 7,134-square-foot restaurant space, formerly home to Jonny Malloy’s, is located on the first floor of the historic Centrum Building, which was built in 1920. FRACAS will join Big Dog Theater, Chipotle, City &amp; East Hookah and Spirits!, and The Doghouse at the Centrum.</p>
<p>Chris Seelig, director of retail services at NAI Daus, represented the landlord in this transaction, while the tenant, FRACAS, was self-represented. According to Seelig, “This restaurant along with the new comedy venue on Cleveland’s east side will attract more people to the eclectic Coventry Neighborhood.”</p>

			<content:encoded><![CDATA[<p>Cleveland&#8217;s <a href="http://www.naidaus.com/" target="_blank">NAI Daus </a>recently secured a buyer for King James Building 2, a 68,000 -square-foot property located in Westlake, Ohio.</p>
<p>Alec Pacella, senior vice president of NAI Daus, represented the buyer, Select Real Estate Opportunities (SREO), in this transaction while <a href="http://www.colliersom.com/" target="_blank">Colliers Ostendorf-Morris </a>represented the seller, Wells Fargo Bank. </p>
<p>According to Pacella, “SREO brings new focus and energy to the property, and we are already in discussion with several companies considering a move to the building.  We are excited to be handling leasing and local property management for this building.” </p>
<p>SREO purchased the building for $750,000.  It is a private investment fund based in Erie, Penn., that is led by Thomas Kennedy of Professional Development Associates, Inc. While this is SREO&#8217;s first purchase in the Cleveland area, Kennedy and his firm have a history of redeveloping major landmark properties, including some of Erie’s largest downtown buildings.</p>
<p>Recently vacated, the Westlake building will be revitalized and repositioned as a multi-tenant property.  Central to this effort will be the creation of a business center and executive suite operation at the building, managed by Pennsylvania-based Palace Business Centres. An October, 2010, opening is planned.</p>
<p>“We are very excited to apply our development experience in the Cleveland market, and look forward to becoming an ongoing participant in improving properties and attracting business to the area,” said Kennedy.</p>
