			<content:encoded><![CDATA[<p>Bob Chodos, principal; and Steve Levitas, executive vice oresident, both with <a href="http://www.colliers.com/markets/chicago/">Colliers Bennett &amp; Kahnweiler</a>, represented Hill Mechanical Group in the purchase of a three building, 183,950-square-foot industrial complex situated on 19.4 acres in Franklin Park, Ill.</p>
<p>The sale transaction closed on May 28, 2010 and the seller was CGI Franklin Park LLC (Central Grocers, Inc.).</p>
<p>The buildings include 11100 Belmont Avenue, an 83,670-square-foot facility; 3201 Wolf Road, a 71,306-square-foot; and 3205 Wolf Road, a 15,450-square-foot facility.  The three-building complex is located on a 19.4-acre land site.  The buildings were vacated when Central Grocers relocated its operations to a build-to-suit in Joliet’s Cherry Hill Business  Park.</p>
<p>Hill Mechanical Group is a contracting mechanical engineering organization with Chicago-area roots dating back to the 1930s.  The company now boasts highly developed preconstruction planning and prefabrication abilities, and needed additional space to continue its growth strategy.</p>
<p>Hill Mechanical is expected to undergo a phased-in occupancy over the next 12 months.</p>

<p>LiLi Auto USA, Inc. has leased 6,475 square feet of industrial space located at 2640 Corporate Parkway in Algonquin.  Steve Bass and Nick Eboli, both senior associates, of Lee &amp; Associates represented building ownership, Rothbart Realty/Construction, and Jeremy Mahnke of Northwest Commercial Realty represented the tenant in the transaction.</p>
<p>Ingram Enterprises, Inc. has purchased a 26,050 square feet industrial building located at 21775 Weiland Road in Prairie View.  Terry O’Hara, Senior Vice President, and Paul Tesdal, Senior Associate, of Lee &amp; Associates  represented building ownership, Northwest Building Materials &amp; Supply, and Phil Mandell of Pitler &amp; Mandell represented the buyer in the transaction.</p>
<p>Jeff Janda and Jim Planey, both principals of Lee &amp; Associates represented Rehabtech in the leasing of 30,065 square feet of industrial space located at 335   Eisenhower Lane South in Lombard.  Sean Henrick of <a href="http://www.cushwake.com/cwglobal/jsp/globalHomeSSO.jsp">Cushman &amp; Wakefield</a> represented building ownership, TA Associates Realty, in the transaction.</p>
<p>Trust Air Cargo USA has purchased a 10,000-square-foot industrial building located at 2206 Lively Boulevard in Elk  Grove Village.  Jeff Janda and Jim Planey, both Principals, of Lee &amp; Associates represented building ownership, TDC Holding Inc., and Jon Kohn of <a href="http://www.colliers.com/markets/chicago/">Colliers Bennett &amp; Kahnweiler</a> represented the buyer in the transaction.</p>
<p>TDC Games has leased a 38,649-square-foot industrial building located at 1035 Hilltop Drive in Itasca.  Jeff Janda and Jeff Galante, both principals, of Lee &amp; Associates  represented building ownership, Cabot Properties Inc., and Ira Perlman of <a href="http://www.howardecker.com/">Howard Ecker &amp; Company</a> represented the tenant in the transaction.</p>
<p>Justin Fierz and Brian Vanosky, both principals, of Lee &amp; Associates represented Mark Shale in the renewal of 37,659 square feet of warehouse space located at 10441   Beaudin Boulevard in Woodridge.  Jeff Galante, Principal, also with Lee &amp; Associates  represented building ownership, ProLogis, in the transaction.</p>
<p>Top Golf USA has leased 25,136 square feet of industrial space located at 230 Gerry Drive in Wood Dale.  Jeff Janda and Jeff Galante of Lee &amp; Associates represented building ownership, Cabot Properties, Inc.  John Cassidy and Ken Franzese, both principals of Lee &amp; Associates represented the tenant in the transaction.</p>
<p>Walter Murphy, Principal, of Lee &amp; Associates of Illinois, LLC represented Masters Shipping, Inc. in the leasing of 40,762 SF of warehouse space located at 12500-12520 Lombard Lane in Alsip.  Corey Chase of <a href="http://www.podolsky.com/">Podolsky Northstar CORFAC International </a>represented building ownership in the transaction.</p>

Silverman, senior associate, both with the Office Advisory Group of C<a href="http://www.colliers.com/Markets/Chicago/">olliers Bennett &amp; Kahnweiler Inc. </a>(Colliers B&amp;K), represented the Lake County Forest Preserve District (District) in its purchase an office building, off of Winchester Road just east of Route 45 in Libertyville.  The $4.1 million sale transaction closed last month; the seller was PNC MAC Pine Meadows III LLC. <a href="http://www.rejournals.com/wp-content/uploads/2010/06/1000Tech.jpg"><img class="alignright size-medium wp-image-1844" title="1000Tech" src="http://www.rejournals.com/wp-content/uploads/2010/06/1000Tech-300x195.jpg" alt="" width="300" height="195" /></a></p>
<p>The new facility will be used to consolidate eight of the District’s offices and for future relocation of the Lake County Discovery Museum. Office consolidation will take place in the next 12 months followed by the museum relocation in two to three years.</p>
<p>The District’s current General Offices have been located in an old house located north of Libertyville since the late 1970s. As the District has grown, the original offices were expanded, and other older buildings, mostly former houses or farm buildings, were converted for office use. Currently, 115 District staff members are housed in eight inefficient, old buildings scattered miles apart around the county.</p>
<p>The Lake County Discovery Museum will continue to operate from its current location in Lakewood Forest Preserve near Wauconda for the next two to three years, as well as host public events there such as the upcoming Civil War Days, the largest of its kind in Illinois.  The museum is also home to the Curt Teich Postcard Archives, which boasts the nation’s largest public collection of postcards. Changing exhibits in the special exhibition galleries take inspiration from art, history and popular culture.</p>
<p>The District recognized the many benefits that could be achieved not only by consolidating its employees in one central office building, but also by making the Discovery Museum more easily accessible to a larger percentage of the county’s population. The centrally located site and expanded exhibit space are estimated to triple attendance at the museum.</p>
<p>The District’s new facility has three stories above ground totaling 93,231 square feet.  The Class A building was constructed in 1998 in Libertyville’s Pine Meadows  Corporate Center, and was previously occupied by Motorola until 2008.  The District will use the third floor for its consolidated offices, while the remaining two floors will be used for museum exhibitions and collections, and for general public meeting space.</p>
<p>The District now operates and manages more than 27,900 acres of Forest Preserves in Lake County, and is continuing to grow. The building will meet the District’s current and future needs for efficient office and support spaces.</p>

<p>In the first transaction, Medikmark, a manufacturer of health care kits, signed a 48,372-square-foot lease renewal and extension in the Amhurst Lake Business Park at <a href="http://maps.google.com/maps?oe=utf-8&amp;client=firefox-a&amp;q=3600+Burwood+Drive+in+Waukegan+Il&amp;ie=UTF8&amp;hq=&amp;hnear=3600+Burwood+Dr,+Waukegan,+Lake,+Illinois+60085&amp;gl=us&amp;ei=ijoFTLS4DKa0MNHthTw&amp;ved=0CBYQ8gEwAA&amp;t=h&amp;z=16">3600 Burwood Drive</a> in Waukegan. The firm selected Amhurst due to building and park amenities as well as its proximity to the expressway.</p>
<p>Whit R. Heitman, principal of Paine/Wetzel · ONCOR International represented the landlord, Prudential, while the tenant was represented in-house.</p>
<p>In the second transaction, Amerifreight, Inc., a freight forwarding company, has signed a new lease for 5,472 square feet at <a href="http://maps.google.com/maps?f=q&amp;source=s_q&amp;hl=en&amp;geocode=&amp;q=2130+Oxford+in+Des+Plaines+Il&amp;sll=42.324409,-87.884713&amp;sspn=0.006631,0.013647&amp;gl=us&amp;ie=UTF8&amp;hq=&amp;hnear=2130+Oxford+Rd,+Des+Plaines,+Cook,+Illinois+60018&amp;t=h&amp;z=16">2130 Oxford</a> in Des Plaines.  The company selected to relocate into this location due to its proximity to the I-90 expressway and O’Hare airport, as well as its large site size and ample outside storage. The 14,343-square-foot facility features office space, a loading dock, and one drive-in-door.</p>

<p>Midland selected the facility based on  its proximity to its headquarters in Wheeling as well as ProLogis’ strong  institutional ownership structure.</p>
<p>Built in 1966, the industrial facility,  also known as the Des Plaines Distribution Center, is a 249,925-square- foot  industrial facility that features 18 exterior docks, 21’ clear ceiling height,  and convenient access to O’Hare airport and the I-294  expressway.</p>

<p><strong>Jason West</strong> and <strong>Mike Magliano</strong> of <a href="http://www.cushwake.com/cwglobal/jsp/globalHomeSSO.jsp"><strong>Cushman &amp; Wakefield</strong></a> completed the transaction on the company’s behalf.</p>

The 100,000 square foot industrial building features 30,000 square feet of office space, 24-foot-clear ceilings, eight exterior docks,  surface parking for more than 200 cars and land for future expansion.</p>
<p>The move allows Control Solutions to expand and consolidate operations from three separate buildings within the White Oak Business Park.</p>
<p>The building is owned by JP Morgan, which was represented in the transaction by <strong>Jeff Kapcheck</strong> and<strong> Brian Kling</strong> of <a href="http://www.colliers.com/Markets/Chicago/">Colliers B&amp;K</a>.</p>
