The Opus Group, along with Founders Properties, will build a speculative industrial development in Middletown, Ohio. Construction on the 612,730-square-foot warehouse building along the Interstate-75 corridor will begin in June, with construction slated to be complete in May 2019.
The building has been granted a 15-year, 100-percent real property tax abatement.
The building will feature 36-foot clear height ceilings, 40 dock doors, 79 trailer positions and an additional 91 positions available for knockout panels, which provide added flexibility for tenants in the building. Additionally, 410 car parking spaces will provide ample parking for employees. The development will be ideal for one or two tenants with flexible features that cater to a range of business functions.
The project site in Middletown is located just a 45 minute drive from either the Cincinnati International Airport or the Dayton International Airport, with direct access off Route 63, at the corner of Todhunter and Salzman Roads. With a variety of national and regional businesses in the immediate surrounding area, the region is a growing hub for e-commerce warehouses and delivery expansion.
This project is the latest addition to Opus’ portfolio in the Ohio market, which includes Port Union Commerce Park, a fully-leased two building industrial project that was completed in fall 2015.
Opus Development Company, L.L.C. will be the developer and Opus Design Build, L.L.C. will be the design-builder for the project. Opus AE Group, L.L.C. will be the architect of record and structural engineer of record. The project is a joint venture with Founders Properties, L.L.C. and will be marketed for lease by Norm Khoury and John Gartner with Colliers International in Cincinnati.
