@properties Commercial brokers three Chicago office leases

@properties Commercial recently brokered three Chicago office leases totaling more than 16,000 square feet. Larry Cohn, senior broker for @properties Commercial, represented the tenants, all technology consulting firms, in the three transactions.

In the largest of the three leases, Emnos USA, a subsidiary of American Express, signed on for 8,330 square feet of Class A office space at 300 N. LaSalle, in Chicago’s River North neighborhood. The office will serve as Emnos’ North American headquarters. The company also has offices in London, Munich, Paris and Madrid.

Emnos provides consulting, data analysis, software products and support services for retailers and consumer packaged goods companies, including four of the world’s largest retailers. Emnos’ lease at 300 N. LaSalle has a term of just more than two years. The 1.3 million-square-foot property is owned by KBS Realty Advisors LLC and managed by Hines Interests L.P. Wendy Katz, vice president of JF McKinney & Associates, represented the owner.

Cohn also brokered a new office lease at 200 S. Wacker Drive for Siteworx, a Reston, Va.-based digital agency focusing on web content management and systems integration. Siteworx signed a five-year lease for 5,100 square feet in the 754,750-square-foot Class A building, owned by Behringer Harvard REIT LLC. The office will serve as the Midwest hub for the company, which has seven other offices across the U.S. The building underwent a $10 million renovation last year. Andrea Saewitz, senior vice president, and Carey King, senior associate, of JF McKinney & Associates represented the building owner in the transaction.

Finally, Cohn represented Taylor Software Inc., a provider of resource planning software, in a three-year lease for 2,749 square feet at 120 W. Madison in Chicago’s Loop. The 111,000-square-foot property is owned by 120 W. Madison LLC and managed by GNP Realty. Taylor Software will run sales, business-development and marketing functions from the office. The company is moving from its previous location at 29 E. Madison. Phil Hoffer, president of GNP Realty, represented the landlord in the transaction.

“Chicago’s tech industry is expanding rapidly, and we’re seeing more companies open offices or re-up in the city because of its central location, proximity to clients and deep talent pool,” Cohn said.
