KTR Capital affiliate purchases key industrial facility in Louisville

An affiliate with KTR Capital Partners recently closed the acquisition of 3212 East Blue Lick Road in Shepherdsville, Ken., a 300,840-square-foot cross-dock facility.
The facility was constructed in 2008 on about 14 acres within the Louisville Logistics Centre Park. Located in Bullitt County, a primary logistics submarket of Louisville, the building has direct frontage along Interstate-65 and is within close proximity of downtown Louisville and the Louisville International Airport.
The facility features 30-foot clear ceiling height, 51 loading docks, 130-foot truck courts and additional land to add future trailer parking. The building is currently 100 percent leased.
Ryan Stoller, vice president of investments at KTR, said, “This is a modern, highly functional, stabilized asset, well-located in the heart of the Louisville market less than eight miles from UPS Worldport. This is our second off-market transaction of a Class-A distribution building within the last 60 days, and it brings our Louisville market presence to more than 1.3 million square feet.”
