Hackman Capital adds a bit of beauty to Ohio industrial building

Hackman Capital, a private real estate investment firm in Los Angeles, in September launched a new marketing campaign designed to inform industrial real estate brokers and tenants about the “colorful” makeover recently completed at the 224,587-square-foot industrial facility at 4370 Alum Creek Drive in Columbus, Ohio.

The campaign theme, “See What a Little Paint Can Do,” highlights the dramatic change to the facility’s exterior, thanks primarily to an elaborate and intricate paint treatment, intended not only to refresh and modernize the already-attractive facility, but also to differentiate it from other buildings in the Rickenbacker Industrial Area.  The facility, which was recently purchased by a Hackman Capital affiliate, was built in 1992, and although it was already an easy-on-the-eye, well-maintained building pre-makeover, the new owners were determined to give it a competitive edge.

“On such a large scale, the addition of color has powerful impact,” said Jerome Hackman, asset manager of the facility. “With a palette of nine different hues of blue and grey, we literally painted a pattern of color on the building and, as a result, completely transformed it into a sophisticated, stand-out signature facility.”

The entire interior of the building was also painted, along with additional improvements, including resealing and restriping the parking lot and maintenance “fixes” to address typical wear and tear.  “We added the polish that prospective tenants will appreciate,” said Hackman.
