Hakes Real Estate, Martin Properties team up to market 1-million-square-foot underground commercial space in Missouri

Parkville, Mo.-based Park University recently retained  Hakes Real Estate to market and lease vacant space in the 1-million-square-foot Parkville Commercial Underground.

In addition, Martin Properties has been hired to perform the property management and tenant relations for the university’s underground endowment asset.

Veterans to the industry, Hakes Real Estate and Martin Properties bring nearly 30 combined years of underground leasing and management experience.  Principal of Martin Properties, Mark Martin, previously developed, managed and marketed 10 million square feet of industrial property, including nearly 7 million square feet of underground properties.

Owner and broker of Hakes Real Estate, Brad Hakes, has also managed and marketed considerable commercial real estate, including two of the largest underground industrial developments in the region.  Tim Basler, an agent with Hakes Real Estate, has 10 years of experience as a manager of sales and leasing for an underground project.

Parkville Commercial Underground is a 1-million-square-foot business park located beneath Park University’s campus.  The developed space in this underground is suitable for many uses ranging from warehouse and distribution to light manufacturing and office operations.  Owned by Park University, PCU tenants benefit from low occupancy costs as a result of lower rental rates, significantly lower utility costs, a highly secure environment and a comfortable and constant climate in which to work.

Prospective tenants can choose from a wide range of building sizes, or build a facility to meet their specific needs.  A unique feature to PCU is the on-site labor force of 400 student residents housed above the park.   Tenants will also benefit from amenities associated with a university campus such as research tools, dining and catering, internships, faculty consulting and information technology services.
