Newmark Knight Frank Epic completes three transactions

Newmark Knight Frank Epic Managing Principal Michael Marconi has completed three tenant representation transactions in Chicago’s western suburbs totaling 281,000 square feet of space.

In the first and largest of the three transactions, Laser Technologies has completed a 158,956-square-foot lease at transaction at 1120 Frontenac Road in Naperville. Laser Technologies provides companies with a wide range of manufacturing capabilities, from prototyping to production, to warehousing and distribution.

The manufacturing services company was looking to expand in the Midwest and consolidate multiple locations under one roof.

The Frontenac Road building, owned by DCT Industrial, is a single-tenant facility that includes 24’ ceilings, 10,000 square feet of office, 7 interior docks and 3,000 amps of power.

David Friedland, also a managing principal at Newmark Knight Frank, represented building ownership in the transaction.

Manufactured Specialties, Inc. is expanding its operations and consolidating multiple locations into one new Midwest headquarters at 3575 Stern Ave. in St. Charles. The company, which distributes customized pipe fittings, is leasing 42,919 square feet in a 68,728-square-foot building.

Features of the space being leased by Manufactured Specialties include 5,000 square feet of newly remodeled offices, four interior docks, one drive-in-door (DID) and close proximity to MSI’s existing work force. Marconi also represented building ownership, DCT Industrial.

In another earlier transaction completed by Marconi, Infinity Logistics, Inc. leased 78,939 square feet at 1111 Harvester Road in West Chicago.

Infinity Logistics, Inc. is an international distribution and logistics firm with its headquarters in Elk Grove Village. The firm chose the West Chicago location for its warehouse space because of its access to major thoroughfares and the features of the single-tenant facility which include ESFR sprinklers, exterior docks, ampler trailer parking and 28’ ceilings.

David Prell, a senior associate with CB Richard Ellis, and Kirk Armour, SIOR and a first vice president at CBRE, represented the landlord, Cobalt Industrial REIT II.
